On the southern slope of a wooded hill stands the little hamlet of Palagio. Palagio is 40 km from Florence and 12 km from Siena. Pisa Airport is an hour and a half’s drive away, on the Tuscan coast.

Casa Palagina is a stone farmhouse with foundations dating back to the 12th century. The villa’s huge south-facing terrace is like a balcony overlooking the glorious Tuscan countryside. With three upstairs bedrooms, theCasaretains all the charm of traditionallocal architecture in its thick stone walls, terracotta floortiles, vaulted dining room ceiling, and the cosy privacy of small windows interspersed with larger, more contemporary openings. The property’s olive groves, vineyards and fruit orchards cover the slopesbeneath the terrace.In the garden, a secluded infinity poolwith a trellis-covered,shady pergola provides an idyllic spot for lunch.

Casa Palagina stands at the end of the hamlet Palagio, on the right. Its entrance gate opens onto an inner courtyard with space for several cars to park.
As well as the villa, the property offers a separate apartment upsome stairs along the main house, a huge games roomaccessed directly from the courtyard,and a swimming pool with poolhouse. A garden of olive groves and grapevines extends in a succession of terraces towards the bottom of the valley, providing the starting point for lovely walks that continue through woods.
The main house, with a Wi-Fi connection, has two stories:
- The groundfloor: entrance hall with cloakroom and toilet.To the left, a living room, a dining room, and a kitchen.To the right, a bedroom with ensuite bathroom, and a laundry room. All these rooms open onto an enormous panoramic terrace with central loggia (80 m2).
- The firstfloor: a huge office with two sets of rooms leading off it. To the left are a bedroom (double bed)with dressing room and bathroom.To the right are one large bedroom with 2 beds, a bathroom, another bedroom (2 beds) and a mezzaninewith another two beds.
The apartment is a few metres from the main house, on the ground floor of a neighbouring palazzo. You either go through the garden and up some stairs to reach its private entrance, or you can access it from the courtyard by going through the games room and the door that separates them. The apartmenthas a wide double bed and a shower room in one part, with a fully equipped kitchen in the other and a lounge seating area that can be converted to sleep two. Thisdesign means the apartment can be used as independent accommodation.
The games room is accessed through a door from the central courtyard. It is a huge space where kids of all ages can relax, play games or watch films, with a ping pong table, board games and books available.
The infinity pool is tucked away amongst the greenery of the garden, about fifty metres from the house. Theadjacent poolhouse provides apost-swim shower andholds all the poolside paraphernalia. There’s a barbecue undera shady pergola, making it a simple pleasure to have lunch or dinner by the pool.
